    🧾 Income Verification

    • If income documents are not available, contact your Fulfillment Officer or Business Relationship Manager to explore alternative ways to confirm income.

     

    📤 Submitting Documents

    • If using FLINKS (optional), clients can securely upload income documents via the link provided in the Mortgage Commitment.
    • For IDs, provide clear images of both the front and back of valid government-issued ID.
    • If submitting an appraisal, it must be prepared in English.
    • If any documents are password-protected, either:
      • Remove the password before sending to the underwriter/fulfillment officer OR
      • Provide the password separately so we can access them.

    🏡 Property Insurance

    • Once the file is instructed, property insurance will be required as part of the lawyer’s closing conditions.


    Please ensure the insurance policy:

    • Lists CMI Mortgage Services Inc. in Trust as a loss payee
    • Includes the occupancy type (e.g. owner-occupied or rental)
    • States the mortgage position (e.g. first or second)
    • With guaranteed replacement cost on the dwelling
    • All broker conditions must be satisfied and approved a minimum of five (5) business days prior to the closing date.
